A commercial property in the town centre, currently occupied by a well-known bar and a bakery, has been placed on the market with an asking price exceeding £560,000.

The premises, comprising several linked structures, is located at 46-56 Portland Road and 1 Shelley Road in Worthing and is seeking offers above £560,000.

Within the complex sits The Libertine Social, a pub equipped with a main bar and restaurant on the ground level, function rooms on the upper floors, and an outdoor terrace area.

The pub’s operations will continue uninterrupted by the sale, with the tenancy agreement for 46-56 Portland Road running until 2037.

The 1 Shelley Road section represents a separate self-contained commercial block, presently accommodating a bakery on the ground level with office space on the first floor.

The freehold opportunity, spanning 5,764 square feet across mixed-use premises, is fully occupied at present.

The Portland Road portion constitutes the larger section at 4,113 square feet and accounts for 76 per cent of the total rental revenue.

The Shelley Road element measures 1,651 square feet.

The entire property yields a joint rental income of £59,000 annually, while the sales particulars indicate additional development possibilities.

Preliminary designs have been drawn up showing how the site could accommodate 11 dwellings alongside a commercial space on the ground floor.

The proposed layout would consist of nine apartments and two studios, complemented by a commercial unit at ground level.

The location is described as being centrally located in Worthing’s town centre and occupying the main shopping street in the town.

The sale is being handled by property companies Marshall Clark and Stiles Harold Williams.
