Coastal shop once a greengrocer might become chicken takeaway

A fruit and vegetable shop in Hastings may become a fried chicken restaurant if councilors give the go-ahead.

The venture, to be called Chicken Click Peri Peri, would take over the premises at 65 Queens Road currently occupied by Ritaj Food.

According to a report from Hastings Borough Council, measures to minimise sound emissions are required due to the proximity of residential apartments in the area.

The document noted that Queens Road features a blend of commercial and domestic properties, making noise management vital.

A ventilation fan for the proposed eatery would sit just three to five metres from the closest dwelling, raising concerns about potential disturbance.

Without a dedicated acoustic assessment, officials cannot determine how the fan might impact surrounding homes.

The planning submission stated that noise calculations rely on general information rather than site-specific measurements, adding that targeted research would decrease uncertainty.

Several steps have been proposed to limit sound, including vibration-dampening fixtures, isolated ducting, and rooftop air expulsion designed to keep noise within acceptable limits.

These approaches were deemed consistent with the Hastings Local Plan requirements regarding sound, smells and residential comfort.

The plans also include fitting a new metal storefront and a wooden entry door.

Additionally, the upper level of the building would be restructured to form a one-bedroom dwelling.

All building work would follow environmentally responsible guidelines, with materials purchased from nearby businesses whenever feasible.

Any external pipework and similar installations would be positioned behind the premises to maintain the street’s visual character.
