Developer submits fresh plans for 116 residences after earlier refusal

A development of more than 100 residences has been put forward, despite a comparable housing project on the same location being rejected three years earlier.

Persimmon Homes has announced intentions to construct 116 dwellings at Ham Manor in Angmering, on land situated to the north of New Road.

The housebuilder conducted a public consultation regarding the scheme last week, which involves maintaining 70 percent of the grounds as countryside and properties offered through shared ownership and affordable rental tenures.

The fresh plans would provide a six-month Local Homes Guarantee on privately sold units to assist with expanding housing options for local people alongside substantial sections of open space accessible to the general public.

The plans arrive following a bid for 133 residences on the same parcel by Charles Church Developments being rejected by Arun District Council in 2023.

At that point, the earlier scheme attracted almost 250 protest letters from neighbourhood residents.

The authority turned down the initial development, noting that the proposals sat beyond Angmering’s developed boundary within rural land and would in a way that would substantially and negatively alter the area’s appearance.

It additionally stated the plans would fall within the designated gap separating Angmering from Rustington and East Preston.

A formal planning submission for the fresh proposals has not yet been filed, though a digital consultation remains open until March 27.

The proposals mark one of several residential schemes unveiled near Angmering in recent years.

Blueprint for 190 residences on land to the west of Bewley Road received approval in December the previous year, notwithstanding more than 1,700 submissions opposing the scheme.

The Bewley Road proposals were initially dismissed by the district council before being reversed on appeal by the Planning Inspectorate.

A separate application for 167 dwellings at Rustington Golf Centre was likewise permitted at appeal in 2022.
