Builder proposes 195-home estate on village outskirts

A proposal for approximately 195 residences has been put forward at the outskirts of a village.

Fairthorn Consultancy has outlined the scheme for the Sunnyside plot along Yapton Road in Barnham.

The project would transform 20 acres of open grassland and deteriorating nursery structures into a residential development.

While no formal application has been filed yet, the developer is seeking community input through a public consultation that concludes on April 7.

The land sits between the B2233 Yapton Road to the south and the railway track to the north.

Roughly 60 units within the development would be designated as affordable housing. The overall scheme would be arranged around a communal green area and children’s playground.

Vehicle entry to the development would be from Yapton Road. The plans additionally encompass a nature walking trail, parking facilities on-site and measures to address flooding concerns.

According to the developers, the project would provide the land with a fresh start while assisting Arun District Council in achieving its housing objectives.

The council faces mounting pressure to fulfil its current requirement of delivering 1,310 new dwellings annually.

A number of neighbouring developments have received approval in the Barnham vicinity in recent times. These include a scheme for 200 houses on land south of Barnham Station, which secured permission through appeal in 2022.

During July 2025, elected members gave the green light to a scheme for as many as 1,250 homes spanning Barnham, Eastergate and Westergate, alongside detailed approvals to modify the A29 route and construct a new crossing above the railway.

This particular development would incorporate a new primary school, a 60-bedroom care facility together with retail and business accommodation.

Construction on the costly A29 road improvement scheme commenced in 2024.
