Plans to build new homes just south of the A27 have been submitted.
The proposals, from Harlequin Developments, are for land off Arundel Road, in Fontwell, north of Barnham.
The plans include a mix of 64 homes, 30 per cent of which would be affordable, and 126 resident car parking spaces.
Developers are also planning for public open space, play areas, landscaping and associated infrastructure.
The site is already allocated for housing under the Walberton Neighbourhood Plan, and follows an earlier outline scheme for 56 homes and a community building.
The original scheme was approved in January 2025 by Arun District Council, but was later withdrawn late last year after disagreements over the transfer of land to build the community facility.
Following pre-application discussions with the council in February, developers have now proposed a wholly residential development, removing the community building in favour of a two-storey apartment block comprising eight one-bedroom flats.

A new vehicular access route would be created off Arundel Road to serve the site.
The 44 homes that would be available for market ownership would range in size from one-bed maisonettes to four-bed dwellings.
The affordable homes would be a mix of one-bed flats and two and three-bed dwellings.
The homes would be constructed in three development clusters, connected by a loop road, with a layout that includes a buffer zone along the north-eastern boundary to maximise separation from the A27.

Developers say the proposals would support the district’s housing needs at a time when the council is unable to demonstrate a five-year housing land supply.
Fontwell is perhaps best known for its racecourse, Fontwell Park, the only remaining figure of eight jumps course in the UK.
A decision on the plans is due by May 19.
