A pub is seeking permission to expand its beer garden.
A planning application has been submitted to Brighton and Hove City Council for the change of use of a small plot behind The Victory Inn, in the Lanes in Brighton.
The application seeks to turn this plot, which was previously part of Browns restaurant, into a beer garden for the pub.
The pub already has a small outdoor courtyard, and the intention would be to incorporate the new space into their existing beer garden offering.
The site is located behind the properties of 45 and 46 Middle Street, The Victory Inn, and numbers 3-5 Duke Street.

The site is reached through a shared private passageway that passes through The Victory, next to 45 Middle Street.
The owner of The Victory is also the current owner of the application site. In the past, the site was leased by the owners of 3-4 Duke Street, which was formerly Browns.
Browns built a modern flat-roofed extension on the plot around 2000, using it for more dining space with their restaurant.
The plot was once known as 44 Middle Street, but it is now called 3-4 Duke Street on planning documents as the old address no longer exists.

The pub wants to remove the modern enclosed structure and create more outdoor space for customers, and has begun doing so.
Work carried out so far includes taking off the extension’s roof and partially demolishing walls. Openings that were made in 3-4 Duke Street’s original walls to link to the extension will be closed so the building is as it was before, if the plans are approved.
Plans include laying new paving and raising the ground level to match The Victory’s existing courtyard. This will help make it more accessible, the application says.
There are no plans to change the pub’s opening times.

The site is in Brighton and Hove’s Old Town Conservation area, but cannot be seen from the public street.
According to planning documents, “the removal of modern construction and the return of the plot to a open condition might be considered beneficial to the conservation area.”
