A coastal plot with consent for upmarket apartments has been listed for purchase.
The land on West Hill Road in St Leonards is available for £795,000.
Spanning approximately 0.7 acres, planning approval has been secured for 27 premium residences, including a combination of one and two-bedroom flats plus two rooftop units.
The property is being marketed by Whozoo, who describe it as occupying a prime seaside location with the potential to create outstanding homes in one of the most desirable coastal areas in the South East.
Full approval was awarded on 1 October 2025.
A section 106 agreement has been finalised, which will allocate money towards library enhancements, a children’s play area, public rights of way, transportation and wildlife monitoring.
The sanctioned scheme carries no affordable housing requirements.
Furthermore, the vendor plans to construct ten five-bedroom deluxe semi-detached family homes on the same parcel.
Prior to the 1990s, the site contained two substantial detached dwellings. It currently sits as an undeveloped expanse of grassland and heath, enclosed by hoardings and fencing along the roadside.
Six formal objections were submitted regarding the flat application.
Issues raised included potential disturbance to neighbouring households and the removal of existing green areas.
Five expressions of support were also received.
The listing states future occupants will benefit from vast and unobstructed ocean vistas, offering a distinctive backdrop for an exceptional luxury development.
The project is located close to West St Leonards railway station, with St Leonards Warrior Square Station situated half a mile distant.
