Henfield home sells for £2.8m as Sussex’s priciest property sale of 2026

Research conducted by property analytics company Brickview.ai has identified the ten highest-priced residential transactions recorded in Sussex throughout 2026, using Land Registry information.

The data revealed that a residence situated on West End Lane close to Henfield achieved the highest sale price in the county, exchanging ownership for £2.8 million.

While Brighton and Hove contained the majority of the region’s most valuable deals, the research indicated that numerous significant transactions occurred beyond the city boundaries, with properties in locations surrounding Henfield, Shoreham Beach and Steyning appearing among the top sales.

The ten properties identified by Brickview.ai as representing Sussex’s most expensive residential sales in 2026 comprised: A property on West End Lane in the vicinity of Henfield commanded the highest price at £2.8 million, with Wilbury Gardens in Hove following at £2.75 million.

Princes Square in Hove recorded a sale of £2.4 million, while Mallory Road in Hove saw a transaction of £2.225 million.

Properties on Clifton Terrace in Brighton sold for £1.925 million, with Ventnor Villas in Hove achieving £1.88 million and Albany Villas in Hove reaching £1.875 million.

Brighton featured again with a Florence Road property sold for £1.84 million, while Old Fort Road in Shoreham recorded £1.75 million and Bostal Road near Steyning completed the list at £1.675 million.

Seven of the ten properties were situated within Brighton and Hove, with Hove proving particularly prominent by accounting for five of the seven highest-value sales.

This concentration reflected sustained appetite for spacious family residences in the city’s most desirable neighbourhoods.

The investigation established that nine of the ten properties had changed hands previously, with every one of those transactions showing an increase in value between sales.

The typical uplift across these properties amounted to 211.7 per cent.

The most substantial value growth was documented for a Princes Square property in Hove, which sold for £2.4 million havin previously transferred ownership in 2000 for £450,000, representing appreciation exceeding 433 per cent.

Among all the properties examined, only the Clifton Terrace residence in Brighton lacked any prior transaction history in Land Registry records, preventing comparative valuation analysis.

Brickview.ai observed that the figures illustrated continued activity in the premium segment of the Sussex property market amid broader economic turbulence, with purchasers remaining prepared to invest sums well above £1 million in sought-after coastal and rural locations.
