The historic Brickwall Hotel & Restaurant has seen its asking price reduced by £200,000.

The 25-bedroom establishment was previously listed at £1.45 million.

The current asking price stands at £1.25 million.

Situated at The Green in Sedlescombe, Battle, the property dates back to 1599 when it was originally constructed for a local ironmaster.

The same family has operated the hotel for more than 40 years.

This sale represents a genuine retirement opportunity, according to the listing agents.

The property has been described as an “historic, charming and attractive Tudor mansion style property”.

The hotel sits overlooking the village green and features an oak-beamed ceiling, a roaring log fire, and French doors that open onto a sun terrace.

Giuseppe and Tania Pollio currently operate the establishment.

Of the 25 rooms available, 22 have been let to guests.

The remaining three bedrooms are currently being used for storage purposes.

All guest rooms include en suite bathrooms, wireless internet access, television, and tea and coffee making facilities.

The grounds span approximately one acre and feature a front garden with various patios and public areas surrounding the main building.

A car park provides parking facilities for hotel guests.

A separate detached building offers additional space suitable for staff accommodation or could be converted into owner living quarters.

The property includes a restaurant featuring a conservatory garden room.

The dining area can accommodate approximately 130 guests.

Additional facilities comprise a bar, lounge area, and commercial kitchens.

The hotel sits on the B2244 road, just off the A21 which runs between London and Hastings.

This position provides convenient access to nearby towns including Battle, Hastings, Rye, Tenterden, and Tunbridge Wells.

The property may be suitable for alternative uses, subject to obtaining necessary planning permissions.

A premises licence permits the sale of alcohol, late night refreshment, and regulated entertainment.

The property is being marketed by Fleurets.
